What should an open house video say, and when should I post it?
An open house video has one job: get the right people to one address at one time. Post a 30-second invite two to four days before, with the date, hours, neighborhood and two reasons to come, then a 15-second reminder the morning of with only the address, time and parking. Put the logistics on screen, describe the home rather than the visitor, and name your brokerage.
- The Fair Housing Act's advertising ban covers any notice or statement about the sale or rental of a dwelling, which includes open house invitations (42 U.S.C. 3604(c)).
- HUD lists selecting media or locations that deny parts of the market information about housing as discriminatory advertising (24 CFR 100.75(c)(3)).
- NAR Standard of Practice 12-5 requires the firm's name in advertising of listed property.
- Veedio's Event Promo Video Generator defaults to the Sarah voice, Bold captions and the Cinematic style in 9:16; a 30-second video is one of its lengths.

When to post each version
| Timing | What to post | Where | Caption should include |
|---|---|---|---|
| 3–4 days before | Script 1, the 30-second invite | Reels, TikTok, Shorts, Facebook | Full address or cross streets, date, hours, brokerage name |
| 1 day before | Script 1 as a Story or Status, with a link sticker to the listing | Instagram and Facebook Stories, WhatsApp Status | Date and hours; 'reply for a private showing' |
| Morning of | Script 2, the 15-second reminder | Stories and the main feed | Hours and parking only |
| Day after | A short thank-you or 'still available' post, only if true | Main feed | How to book a private showing |
Before you post: Open houses are public advertising. Invite everyone the same way: avoid lines like 'great for first-time families' or 'perfect for retirees', and if you boost the post as a paid ad, do not narrow the audience in ways that keep groups from seeing it. Keep keys, alarm panels, valuables and the seller's family photos out of every frame. Check your brokerage's open house and safety policy, and your board's rules; this page is not legal advice.
Why two short videos beat one long one
An open house is an appointment, not a tour. The person deciding whether to drive over on Sunday needs four things: where, when, how to get in, and one or two reasons it is worth the trip. A 30-second invite that delivers those beats a two-minute room-by-room video, because people decide in the first few seconds and most of them are watching with the sound off.
The reminder exists because plans change. A 15-second clip posted the morning of catches the people who saw the invite and forgot, and it gives your Stories something fresh to show. Keep it boring on purpose: time, street, parking. If a detail changes (hours, parking, a postponed date), re-render rather than editing the caption only, so the on-screen text never contradicts the truth.
If you made a just-listed video for the same home, do not reuse it as the invite. The invite should open on the date and time, not on the price, because the action you want is attendance rather than a message.
Adapting the scripts
- Broker open or agent preview: switch the voice to Daniel, drop the parking line, and add the refreshments and the hours for agents only.
- Virtual open house: replace the parking scene with the link and the time of the live stream, and say which platform it is on.
- Two open houses the same weekend: make one invite per home. Combining them halves the time each address stays on screen.
- Rain plan: if you add 'rain or shine', make sure it is true. If the event is cancelled, post a short correction in the same places.
- Condo building: add the entry instructions (front desk, buzzer number to call, visitor parking) because that is where condo visitors get stuck.
- Bilingual neighborhood: render a second version in Spanish, French or any of Veedio's 29 languages with identical times and address.

FAQ
Questions people ask next
How far in advance should I post an open house video?
Three to four days ahead for the main invite, so people can plan their weekend, then a short reminder the morning of. Posting more than a week out usually means people forget; posting only the same day misses those who plan ahead.
Should I put the full address in the video?
For a public open house, yes or at least the street and cross street; people cannot attend otherwise. Ask the seller first, and keep house numbers off any generated scenes so they cannot be confused with a real neighbor's home.
Can I boost an open house video as a paid ad?
You can, but housing ads have extra rules. Meta requires housing ads to run under a Special Ad Category, which limits targeting options, and the Fair Housing Act covers how you choose an audience as well as what you say. Use the broadest local audience your brokerage allows and check with your broker.
Is a script for an open house different from a just-listed script?
Yes. A just-listed video leads with the home and the price; an open house invite leads with the date, time and how to get in. The call to action is to show up, so logistics come before features.
What if nobody comes because the video was only on social media?
Social video is one channel among several: the MLS, portal listing, yard signs, your email list and neighbors' door-knocking still matter. Send the same video to your sphere directly by text or email; it often does more there than in the feed.
Can I make the reminder from the invite without paying twice?
Trim the last frames from your downloaded 30-second invite in any editor, or render a 3-scene version in Veedio, which costs 9 credits in stills. Every full video needs a paid plan, from Starter at $19/mo.
